Our team will develop the investment strategy you wish to pursue, find the TARGET property, negotiate the price, package the deal and complete the sale. We also support full project and property management as an optional package.

  • The process is as follows:

    1. Kick-off meeting – gain an understanding of what you seek to achieve from your investments, set a timeline to work to, agree a budget, connect you to our brokers, and send further details in your welcome pack

    2. Property searching – we will search both on and off market in areas that offer high rental yields and capital appreciation to secure the best medium term ROI

    3. Secure sale – our team will be dedicated to completing your sale, working with the solicitors and brokers on your behalf to ensure a successful completion

    4. Manage refurbishment (optional) – many good investment properties require refurbishment, and our team can completely manage the refurbishment process for you

    5. Secure income (optional) – we ensure all property refurbishments are fully completed, with letting agents in place, tenanted and with money coming in before we produce your completion pack

    Our goal is to create long term partnerships with investors – and we are very much open to Joint Venture opportunities, especially for large bespoke projects.

OUR TARGET Criteria

Our minimum TARGET Return on Investment is:

  • 8% for Buy to Let properties

  • 12% for Serviced Accommodation properties

  • 15% for HMO properties

Off Market Properties

We go “Direct to Vendor” with online and traditional marketing. Estate Agent fees are around £3,900 – and we make a big saving at no loss to the vender by working directly.

Below Market Value

We identify properties that are below the true area market value (not just the asking price). This includes: area listed prices, area sold prices, area capital appreciation, and selling demand in the local market.

Student Properties / HMOs  

HMOs are a great strategy but do carry risk if demand isn’t high. We understand how to analyse demand and work with specialist management companies who ensure the property is fully tenanted.

Buy Refurbish Refinance

Our core strategy is Buy, Refurbish, Rent Refinance - which enables an investor to recycle their cash after refinancing - turning a £60,000 budget into 5 rental properties over a 3yr period.
